2. What NMRDA sanction covers
NMRDA approval relates to the layout itself — road widths, plot demarcation, open spaces, and infrastructure planning within the Nagpur Metropolitan Region. A layout that's NMRDA sanctioned has gone through a formal review of its plan before development began, which matters for future construction permissions and utility connections on your plot.
3. Documents to ask for before you pay anything
- RERA registration certificate (Form C) with the project's registration number and validity period
- NMRDA layout sanction letter or approved layout plan
- 7/12 extract and land title documents confirming clear ownership
