Why MIHAN & Samruddhi Expressway Are Nagpur's Top Investment Corridors
Ask anyone tracking property investment in Nagpur which zones to watch, and three names come up repeatedly: MIHAN, Wardha Road, and the Samruddhi Mahamarg (Samruddhi Expressway). Here's what's actually driving demand in each, and why plots in these corridors tend to hold their value differently than plots elsewhere in the city.
MIHAN: an aviation and logistics hub reshaping South Nagpur
MIHAN (Multi-modal International Cargo Hub and Airport at Nagpur) combines an international airport with a dedicated Special Economic Zone for logistics, IT, and manufacturing. As companies set up operations within MIHAN, the surrounding residential belt sees rising demand from a working population that needs housing close to their workplace — a pattern that has played out around similar hubs across India. Institutions like AIIMS Nagpur and IIM Nagpur, both located near MIHAN, add another layer of steady housing demand from staff, faculty, and students.
Wardha Road: the established southern growth spine
Wardha Road has long served as one of Nagpur's primary arterial roads connecting the city center to MIHAN and beyond. Its head start in infrastructure — wide carriageways, existing commercial development, and proximity to established residential colonies — makes it a lower-risk entry point for buyers who want growth potential without betting entirely on emerging areas.
Samruddhi Mahamarg: the expressway changing regional connectivity
The Samruddhi Mahamarg (Nagpur-Mumbai Super Communication Expressway) connects Nagpur directly to Mumbai and the districts in between, cutting travel time dramatically. For Nagpur specifically, plots near the expressway's Nagpur-end interchanges benefit from improved logistics access, which tends to draw both residential buyers and commercial interest over time — hospitals, warehousing, and retail often follow expressway access points.
The Outer Ring Road factor
Nagpur's Outer Ring Road ties these corridors together, easing east-west and north-south movement around the city's periphery. Plots within reasonable reach of ring road access points tend to benefit from that connectivity even if they're not directly on MIHAN, Wardha Road, or the expressway itself.
What this means if you're evaluating a plot
- Proximity to an operational or under-development infrastructure project (airport zone, expressway interchange, ring road access) is generally a stronger long-term signal than proximity alone to the city center
- RERA and NMRDA approval still matters more than location — a well-located but improperly approved plot carries legal risk that location can't offset
- Roads, water, and electricity already being in place (rather than "planned") reduces both your wait time and your risk
Saraswati Infra's projects are positioned across these corridors: Vijaya Saraswati Town near MIHAN and Wardha Road, Arohan Saraswati Town near the Samruddhi Circle on the 150ft highway, and our newest launch, Prospera Saraswati, in Dongargaon.
